Seeding Sites That Have Deadlines

Commercial and jobsite hydroseeding covers the ground that construction leaves behind in and around Charlotte: subdivision common areas, pond and basin banks, road shoulders, utility easements, pad sites, school and church grounds, and the strips between parking lots and property lines. Our hydroseeding services for builders and site contractors are about two things: getting permanent vegetation on bare dirt before an inspector or a storm finds it, and doing it at a cost that makes sense across acres instead of square feet.

Why timing drives the work

North Carolina's Sedimentation Pollution Control Act requires that a site be left non-erosive and stable when work is done, and the state's rules say graded slopes must be vegetated or otherwise stabilized within 21 calendar days of completing a phase of grading. In certain high-quality watersheds the requirement comes sooner. For land disturbance over one acre, an approved erosion and sedimentation control plan is required before work begins, and that plan sets out the seeding and mulching specs you will be held to. Local programs can be stricter than the state, so we read your approved plan and match the seed mix, mulch rate and timing it calls for.

During construction, the person financially responsible for the land disturbance is responsible for keeping erosion controls working, and once the ground is permanently stabilized, responsibility passes to the landowner or manager. That is why final stabilization matters so much to builders closing out a phase: until the grass is established, the site is still yours.

Charlotte ground and weather on a big site

The region's growth has pushed development outward. Ballantyne and almost every area along the I-485 loop has seen rapid growth, and as open land in Mecklenburg has become scarce, development has spread into Union County towns like Waxhaw and Weddington. Those sites are mostly cut and fill in Piedmont clay. Fresh cuts expose red subsoil with almost no organic matter, and fills are often compacted hard by equipment. Both shed water quickly. Charlotte averages more than 112 days a year with measurable rain, spread through all twelve months, so there is no safe season to leave a large area bare.

We plan around that. Where the permanent grass is out of season, we use a temporary cover so the ground is protected now, then come back for permanent seeding when the window opens. On large areas we work in sections as grading finishes, rather than waiting for the whole site to be ready. That keeps the 21-day clock from running out on early phases.

Mixes and materials

Seed mixes on commercial work are usually set by the plan or the owner: tall fescue, common bermudagrass, a temporary nurse crop, or a blend. We apply wood fiber mulch with tackifier on most ground, and step up to heavier hydromulch or bonded fiber matrix, or to erosion control blankets, on steep slopes and in channels. Fertilizer and lime rates follow the plan or a soil test. Everything is metered by tank, so we can tell you how many acres or square feet each load covered.

How we work with builders and GCs

We are used to being one trade on a crowded schedule. Tell us when the final grade will be ready, where the water and access are, and what the inspector wants to see. We work out the water source at the bid, whether that is a hydrant meter, a site tap or hauled water, so it is priced up front. If silt fence, inlet protection or a stabilized entrance still needs to go in or be repaired, our silt fence crew can handle it on the same trip. And if rain washes part of a fresh seeding before it takes, we will look at it and price a touch-up quickly, so a single storm does not hold up your closeout.

Common areas and ponds

HOA open space and stormwater pond banks are often the last pieces of a subdivision to get attention and the first to show erosion. Pond side slopes are usually steep, and the band around the normal water line gets wet and dry repeatedly. We seed those banks with mulch heavy enough to hold, add blankets where the slope or the water's edge needs them, and leave clear notes on mowing and watering for whoever maintains the common area once the builder turns it over.

Comparing hydroseeding contractors

When you collect bids from hydroseeding companies, make sure they are pricing the same thing. Ask for the seed mix and pounds per acre, the mulch type and rate, whether tackifier and fertilizer are included, whether a second trip for temporary-to-permanent seeding is in the number, and who supplies water. Our estimates spell out each of those so you can compare like for like. Get a free estimate

Typical Commercial Work

From a single pad site to a multi-phase subdivision.

Subdivision common areas

Entrances, open space, berms and the ground between lots after final grade.

Ponds and basins

Banks and side slopes of stormwater ponds, with blankets where the water line moves.

Road and utility corridors

Shoulders, ditches and easements stabilized after pipe or road work.

Temporary seeding

Quick cover on graded areas that will sit, or when permanent grass is out of season.

Permanent seeding

The final grass stand that closes out a phase and passes to the owner.

Repair passes

Touch-ups after storms or trades, so a few washed spots do not hold up a closeout.

Commercial & Jobsite Hydroseeding Questions

Can you meet the 21-day stabilization requirement?

That is the point of scheduling to grade. Tell us when sections will be finished and we plan trips around them. If permanent grass is out of season, temporary seeding and mulch can stabilize the ground until the right window.

Where does the water for the slurry come from?

Each tank load needs a lot of water, so we settle the source at the bid: a hydrant meter, a site tap or hauled water. Whichever it is, it goes into the price so there are no surprises.

Can you follow the seed mix on our plan?

Yes. We match the species, rates, mulch and fertilizer called for on the approved plan or your spec, and note any substitutions before we make them.

Do you work in South Carolina too?

Yes, in the York County towns near Charlotte. South Carolina has its own stormwater rules, so we work from the plan approved for that site.
