A New Lawn From the Ground Up

Residential lawn hydroseeding is how most of our Charlotte homeowners get a full lawn without paying sod prices. After the ground is ready, we cover the yard with a slurry of seed, starter fertilizer, wood fiber mulch and tackifier. The result is an even green blanket that holds moisture against the seed and sticks to slopes. It suits new construction lawns, yards torn up by a pool or septic job, backyards that were regraded for drainage, and old lawns so thin that overseeding would not be enough.

Who usually calls us

New homeowners are the largest group. Builders around the I-485 ring, from Ballantyne to Steele Creek to the Lake Norman side, often leave a lot with a thin layer of straw and a few pounds of seed that never took. Under that straw is graded red clay. The second group is people who just had major work done: a new driveway, an addition, a sewer line, a pool, a drainage trench. The third is homeowners who are done fighting a patchy lawn and want to start over with a proper hydroseed lawn installation.

Prep decides the result

The slurry is the easy part. What makes a hydroseeded lawn thrive in Charlotte is the ground under it. Cecil soil, the typical Piedmont profile, is a thin sandy loam over red clay that packs tight under equipment and does not loosen back up on its own. If the builder stripped the topsoil, we are seeding into subsoil. Our prep usually includes breaking up the compacted layer, removing rock, roots and concrete washout, fine grading so runoff heads off the foundation instead of toward it, and spreading topsoil where the lot needs it. When a soil test is available, we follow it for lime and fertilizer, since Piedmont soils tend to run acidic. NC State Extension offers soil testing through county centers, and we are glad to work from your results.

Choosing the grass

Tall fescue is the default for Charlotte yards with any shade. It stays green most of the year, and NC State recommends seeding turf-type tall fescue blends at about 6 pounds per 1,000 square feet for thin areas, in the Piedmont window of September 1 to October 1. Fescue has weaknesses: it does not recover well from heavy wear and it can get brown patch in hot, humid weather. For full sun, kids and dogs, common bermudagrass is the alternative. It tolerates drought and wear and recovers fast, but it needs full sunlight, goes dormant and tan in winter, and should be seeded once the soil warms in late spring. Hybrid bermudas like Tifway cannot be seeded at all; those go down as sod.

Sod vs hydroseed for a house lot

Sod looks finished on day one, and HomeGuide's figure for laying it is $1 to $4 a square foot. The same guide prices hydroseeding at 12 to 35 cents a square foot, and roots grow straight into your soil instead of a thin mat of farm soil. The tradeoff is time: you will water and wait roughly four to six weeks for the first cut, instead of walking on it right away. On a 5,000-square-foot front and back yard, that difference in price is significant. Many clients split it: sod in a small high-traffic strip, hydroseed for the rest.

What affects hydroseeding cost

Size matters most, because the setup is the same whether we spray 3,000 or 30,000 square feet, which is why most hydroseeding companies carry a minimum charge. Slope adds cost through extra mulch, tackifier or blankets. Prep is the big variable on Charlotte lots: a yard that needs ripping, rock picking and a few loads of topsoil costs more than one that just needs raking. Access matters too. Our hoses reach a long way, but a backyard behind a tight side gate on a steep lot takes more time.

Front yard, back yard or both

Many Charlotte homeowners start with the front yard, where the builder's straw failed most visibly, and do the back later. That works, but it usually costs more per square foot because each trip carries setup and minimum charges. If the back is graded and ready, doing both in one visit is the better value. If the back still needs a fence, patio or drainage work, it makes sense to wait so equipment does not run over new grass. We will lay out both options in the estimate.

Your part after we leave

New seed must stay damp. For roughly the first three weeks that means several short waterings spread through each warm day, then fewer, deeper waterings as the grass fills in. On clay, water until it starts to run off, pause until it soaks in, and then continue. Keep people and pets off until it is established. We give you a written watering and mowing schedule and are a phone call away if something looks wrong, such as a bare streak from a downspout or a washout after a big storm. call (704) 387-5959

Residential Lawn Hydroseeding Questions

What does hydroseeding cost on a Charlotte house lot?

Published national ranges sit around 12 to 35 cents a square foot, and most companies have a minimum around $300 to $500. Charlotte lots that need ripping, topsoil or slope work cost more than flat yards that only need raking. Once we have seen the yard, the number on your written quote is what you pay.

How long until a hydroseed lawn fills in?

Seed usually sprouts in 5 to 14 days depending on temperature and moisture. The first mowing typically comes at four to six weeks, and the lawn looks full by the end of the first season.

Can I hydroseed bermuda and fescue together?

Usually not in the same area, because they peak in different seasons and look different. We often put fescue in shaded parts of the yard and bermuda in full sun, seeded at their own times.

Do I need an irrigation system?

No, but you need a reliable way to reach every part of the lawn with several light waterings each day through the early weeks. Hoses and sprinklers on timers work fine for most yards.

Will the green color stain my driveway?

The dye is there so we can see coverage. We mask or rinse hard surfaces, and any overspray on concrete washes off.
